An agency built for agricultural property, not adapted to it

ERFDEVCO sells farms, agricultural land, game farms and smallholdings across South Africa. The agency is led by Martiens Du Plessis, an economics graduate of Stellenbosch, registered with the Property Practitioners Regulatory Authority.

Residential portals were built for houses, so they ask about bedrooms. A buyer looking at 400 hectares needs to know the borehole yield, the carrying capacity, the zoning and whether the water use licence is registered or still under application. That is what our listing schedule asks, and it is why our listings read the way they do.

The five questions every buyer asks first

On most farm listings you have to phone to find out. Every answer below is lifted straight off a listing for sale on this site, and where a fact is not known, the listing says so rather than filling the gap.

How much water does it have, and is it legal?

The schedule asks for the whole water position: rights and licence status, boreholes, dam storage, rivers and tanks. Franskraal records a borehole serving the main residence, rainwater tanks at the house and the workshop, several earth dams and mountain runoff. Where the seller has not given a figure, the listing says so instead of estimating one: the Baardskeerdersbos land records river frontage on the Boesmans and leaves water access for the buyer to verify. What is actually built on it?

Buildings are itemised, not summarised. Franskraal lists two homes room by room and a 20 m by 30 m steel and brick workshop of roughly 600 m², with three high roller shutter doors and an overhead crane beam. Marietjie's lists a 270 m² building on a 1 317 m² erf, with a bar, a restaurant seating about 50, a padstal and a nursery. Franskraal and Marietjie's.

What may I do with it, and what has the council agreed?

Zoning and consent are recorded separately, because they are not the same thing. The village stand is Agricultural Zone 1 and business rights may be applied for. Marietjie's is zoned Local Business and carries a full on-site alcohol licence, included in the price. At Franskraal the workshop could be let as storage bays, but no application has been made and consent still has to be obtained, and the listing says exactly that rather than calling it income. Does VAT come off the price, or go on top?

The seller's position is stated up front, because it changes what a buyer actually pays. The Franskraal seller is not a VAT vendor, so normal transfer duty applies on top of the price. Marietjie's is sold voetstoots and as is, with no warranty given as to turnover, stock or equipment, and the financial records left for the purchaser's attorney to check. Franskraal and Marietjie's.

Does the power stay on?

Supply is recorded with sizes, not adjectives. Franskraal runs an 8 kVA inverter at the main house and a 3 kVA inverter at the workshop, both without solar, plus a standby generator.
